The property, located on the ground floor, belongs to Nikunj Sheth and was registered on October 14, 2025. Official documents show that Starlink paid a stamp duty of ₹66,500 and a registration fee of ₹1,000 for the transaction.

Under the lease agreement:

• Monthly Rent: ₹3.52 lakh

• Annual Rent Escalation: 5%

• Security Deposit: ₹31.7 lakh

• Common Area Maintenance (CAM) Charges: ₹15.79 lakh over five years

• Parking: One dedicated car parking space

The deal places Starlink firmly within Mumbai’s growing tech and commercial real estate landscape, signalling the company’s intent to make the city a strategic operational hub for its India rollout.

When reached for comment, Starlink Satellite Communications Pvt Ltd did not provide a statement. However, industry experts see this lease as a calculated step toward establishing Starlink’s on-ground operations in India.

What makes this deal even more intriguing is that Bollywood superstar Hrithik Roshan and his father Rakesh Roshan own office space in the same Boomerang building.

Through their company HRX Digitech LLP, the father-son duo purchased three office units worth ₹31 crore in July 2025, according to documents accessed by Propstack. These offices, located on the first floor of the building, cover a total carpet area of 13,546 sq ft, with the sale registered on July 9, 2025.

This was not their first investment in the Boomerang building. Back in September 2024, the Roshan family’s company acquired five additional office units on the fifth floor, valued at ₹37.75 crore.
That purchase covered a 17,389 sq ft carpet area, for which they paid a stamp duty of ₹2.26 crore and a registration fee of ₹30,000.

Together, these acquisitions make HRX Digitech LLP one of the prominent owners within the complex — now joined by none other than Elon Musk’s Starlink.
